Important Items for New Owners to SPG

In the Owner’s PropertyMe Portal, you can:

  • View and download documents such as statements and bills

We can pay your property accounts

As part of our services, we can offer to pay your accounts on your behalf from rent monies like:

  • Council Rates
  • Water bills
  • Property Insurance

If you would like for our office to pay the accounts, it would be best for you to contact Council or the relevant biller and request that future invoices or bills be re-directed to – C/- SPG Asset Management, PO Box 1061, Terrigal, NSW, 2260.

When a tenant moves into a new property, 9 times out of 10 they will want to connect to the NBN.

As the NBN line from the property to the street can only be done with an account, the first tenant to arrange NBN will incur a connection fee of $300.

This fee is to be covered by the owner as it is an infrastructure cost that will stay with the property after the tenant vacates and will benefit the property ongoing.

Properties located in Chisholm are to use a private company called Opticomm. 

When we have found a new tenant for your property, please ensure that you have the electricity and gas (if applicable) disconnected in your name a day before the new tenant is due to move into the property.

If the property requires gas bottles, you will be responsible for the yearly hiring charge of the gas bottles and the tenant will be responsible for the filling of the gas bottles.

The tenant can arrange the installation of the gas bottles in the first instance, and we can arrange to reimburse them for the yearly hire charge.

Note: Properties in Farley require gas bottles.

As your property is brand new, you will need to order bins ASAP from the local council. A lease cannot commence without bins.

We have kindly made this process as simple as we can for you.

We strongly encourage Landlord Insurance to protect your investment, please let me know if you would like a quote from EBM or feel free to make your own inquiries.

To maximise the return on investment, especially with new builds, may we suggest obtaining a tax depreciation schedule.

Quite often we get requests for screen doors to be fitted at the front door, laundry door or both.

Please consider this request as it helps with airflow, reduces mildew problems, and also helps with insects.

We can obtain quotes for you upon request.

If not already supplied, can you please send us your nominated bank account details that you would like rent monies to be deposited to.

Note: We cannot pay any rent monies until the Managing Agency Agreement is fully signed and executed by all owners.

We have found that around 80% of tenants now have pets.

If you do consider pets, we have a comprehensive pet lease annexure to cover for any damage that may arise.  If you do not want pets at your property, please advise before we start advertising.
